Kalevala Park

Kalevala Park implements the epic experience environment and so enables you to escape to the World of Kalevala, land of the Nordic myths and stories of heroes.

Kalevala has inspired hundreds of thousands of adults and children, e.g. J.R.R. Tolkien’s The Lord of the Rings.

Kalevala Park initially consists of three operational areas.

Kalevala Village is a middle age themed area including an event square, theme restaurants, souvenir shops and indoor ride premises. Ilmarinen’s Smithy area provides high value themed amusement rides. For example a roller coaster that has been selected the coaster of the year in Europe.

Kalevala World is a high standard themed adventure area.

The growth plan includes the implementation of the Land of Pohjola that will be a theme park area including new theme rides.

For investors

Total investment is €15 M in phase 1. Equity need is €6 M. The target visitor amount is 200,000 for the first year. It will make ~€6 M revenue. The project has a possibility to get investment funds from the state of Finland and the EU. The project will provide a good return of equity and solid exit opportunity to the investors.

Project time frame

The zoning process of the area will be finalized during the year 2016. Opening of the park is targeted to be in 2019.

Station Zone

In co-operation with VR Group, Finnish Transport Agency, and Senate Properties, the city of Oulu has started a pre-planning project for the current railway and bus station and the surrounding zone. The initial plan is to stretch the land bordered by two roads, Kainuuntie and Kajaanintie, as well as by two streets, Ratakatu and Rautatiekatu.

As the planning proceeds, the area will be defined in more detail.

The goal is to plan a versatile traffic, workplace, service and residence centre in the area. The area will be upgraded to a national travel centre and its travel services improved. The significance of the area as the hub for public transport in Oulu will be enhanced. Another goal is to implement a more effective land-use.

An architectural competition has been launched to explore and examine the best ways to use the opportunities available in the area. Expert working groups shall solve the questions regarding the location of businesses, services, travel-related activities and housing in the area. Moreover, the contestants are expected to find the solution to the question of linking the stretch of land on Raksila side of the railway tracks to the city centre by urban structures and traffic arrangements, with pedestrian and cycling paths in particular. The commercial services in the city centre and Raksila Supermarket district shall be designed as one entity.

Designs for the new Travel Centre are planned for a location near the current railway station, on the city centre side of the railway tracks. Furthermore, commercial, business and residential buildings are planned in the district.

Market Square District

Oulu Market Square is an interesting space, being a versatile centre of high-quality marketplace activities and events, with multiple functions and outstanding maritime atmosphere.

Oulu Market Square has a long history as the stage for various events and transactions. Over the years, the district has gone through a lot of changes. The next step is to extend the use of the market square to all-year use with a market square hotel and winter markets.

In autumn 2015, Oulu University students of architecture were invited to take part in a competition aiming at envisaging all-year round use of the marketplace as well as the integration of housing, trade and services with all the other functions of the market square and its vicinity.

In spring 2016 residents and decision-makers will be inquired about their opinion on the improvement of the market square district.

Raksila

Plans for Raksila district will be carried out in three stages. The 1st stage will cover Raksila Supermarkets, 2nd stage (the area around rail track) is included in the Station Zone Project. The 3rd stage will cover sports and recreation facilities. Modernisation of commercial premises and building of residential complexes is being planned for the supermarket block. Raksila district shall be developed with a view on contacts with Oulu Health Centre in Kontinkangas, services promoting health and sports activities supporting wellbeing.

Varjakka Island

The vision is to develop Varjakka into a center for adventure tourism based on history, culture, nature and the sea.

According to the vision, Varjakka will be a major tourist attraction in the future, offering a historic, refurbished sawmill environment, holiday accommodation and unique nature. A marine center with a small-boat harbour will also be located on the island. Therefore, maritime atmosphere and boating are the key elements in the development of the island.

The aim is to combine nature, recreation and tourism. This could be manifested in different forms of architecture, art and culture.

The Varjakka tourist area is located in Oulu, the capital of Northern Finland. It is located by the Gulf of Bothnia, about 7 km south-west of Oulu center. The distance from the city center is about 20 km. The area includes part of the so-called Varjakanniemi, the eastern part of the island as well as the stretch of water between these two. The scope of the area is about 120 hectares, mainly owned by the City of Oulu.

A culturally and historically valuable sawmill was closed down nearly 100 years ago, but its remains are still visible in the area. There are still 14 buildings dating back to the days of the old sawmill in the area. The area is classified as a nationally valuable cultural environment and built heritage. In addition, Varjakka is located right next to Liminka Bay, a unique bird habitat and wetland, even on the global scale.

The region has four strong seasons, warm summers and snowy winters. When the sea is frozen in the winter, the island is accessible by car along an ice road. The frozen ice enables a wide variety of winter sports and outdoor activities. The need for building a bridge connection to the island will be evaluated together with the elected partner.

The City of Oulu is organizing an open call for a co-operation partner with the aim of finding a suitable developer for the area. The application period is 15 April–31 August 2016. The partner will be selected in the autumn 2016 after a quality assessment of all applications.

The idea is that the selected partner will refurbish the old buildings in the area, build new holiday apartments/homes and will be responsible for costs of municipal engineering in the area.

We hope that the new partner will have an innovative and open-minded approach to developing the island into an attractive and international tourist destination!
